Five Fundamental Strategies to a Worthwhile Constructability Review

If you are considering a construction management type approach for your healthcare building projects, there are possible chances that you have been talked about constructability review. For those who don’t know, a constructability review can result in enhanced quality, cost savings, a reduction in change orders and information requests, and optimized schedules, ultimately reducing the construction time for construction.  


Due to time constraints within the design and construction schedule, the constructability review process normally gets skimmed over or is addressed as a “back burner” effort. It is important for you and your construction team to adopt the following five fundamental strategies:

1. Focus on Project Building: The constructability review must be all around thinking through building sequence and process. By taking the time to analyze each step, the team would be able to find out material that conflict issues, holes, schedule busts, and other problems. 

2. Think System Integration: There is no arguing with the fact that individual system designs are rarely problematic. Usually, it is when they meld with other systems, equipment and/or building components. It is at these interface points when addressing building envelope, uncontrolled airways, and waterways. 

3. Being Constructive is Must: When it comes to designing process, reviews can take place at any point- the main objective is to always be cognizant of providing a “value-added” effort aligned with the specific design point of the project. 

4. Deep Dive on Top Items: From the entire project team, effective time management is essential to staying on track and meeting deadlines. Make sure that constructability reviews must not burden the design team by answering questions that have no significant impact on time, cost and quality. 

5. Don’t Opt for Short Cuts: Always keep this in mind that constructability review analysis is only as good as the effort and time placed in it. In the later stages of design, a comprehensive and detailed approach to all document disciplines should be the order of the day and the expectation.
